Deal is too thin for a flipper, but you can utilize other strategies. See if they will be willing to do a Lease Option or owner financing?

What would the property rent for?? Maybe your target buyer is a buy and hold investor instead of a flipper. The flipper the margin might be too thin but the buy and hold person might like the rent it brings and get some equity to boot. It looks too thin for a flip with resale costs.

3 bed 1.5 bath 960 sq ft Seller wants $95k Needs $7-10k in repairs ARV is $127k I want to wholesale it but the margins seem too thin? What's your thoughts?
