Fairfield, OH vs Hamilton, OH

Hi all,

I have the opportunity to buy a MFH in Fairfield with 4% COC or a MFH in Hamilton with 10% COC. The Fairfield building is in a nice safe location, the Hamilton one is in a rougher neighborhood. Any advice on which to buy, strategy is buy and hold.
