why is analyzing a deal like rocket science to me?

im having such a hard time with this analysis of properties! would anyone be willing to help me. im in queens ny  i follow everything these videos say but there are still certain things i just cant seem to figure out. help!

Bottom line is this - #1 How much money does the property make when all is said and done? Y'know, all costs and taxes, everything? #2 Is this enough to satisfy you? Some people want a larger return to make it worthwhile, others are happy just making a small monthly cashflow.

This is huge over-simplification, but ultimately, that's the game-on....

It's going to vary A LOT by property - what are you looking at?

For example, on a random duplex, utilities might not be split, and so the landlord might be responsible for some of the utilities.  Or snow removal.  The tenants might own some of the appliances.  Two single family homes a few miles apart might have very different tax rates.  Existing leases might have quirks in them.
