Cash Flowing Out of State

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $167,500
Cash invested: $55,875

Purchased this duplex, originally a four-plex, out of state for my first investment. Primarily looking for cash flow and as turn-key as possible. After a roller coaster of a closing, we secured it with some equity. Flew back to the property to turn a unit, invested about 14k in capx which should bring the rent up about $900.

Cash on Cash will be close to 30% first year.
