Investment Info:

Single-family residence fix & flip investment.

Purchase price: $30,000
Cash invested: $20,000
Sale price: $86,000

My husband and I purchased this partially finished home off the market from someone who's circumstances changed and just needed out. We purchased the remaining supplies and did 90% of the labor ourselves. We had 4 offers within 48 hours of listing. It is currently under contract and we are awaiting a closing date. We are looking for our next property to purchase!

What made you interested in investing in this type of deal?

Lots and lots of Bigger Pockets and other podcasts. My husband is very mechanically inclined and I love houses!

How did you find this deal and how did you negotiate it?

I saw this home advertised on Facebook. We gave asking price.

How did you finance this deal?

This was a cash purchase

How did you add value to the deal?

We painted every wall, finished new flooring, repaired drywall, all new doors, all new kitchen, partially new bathrooms, replaced a torn out support wall with a header, All new trim, updated HVAC, cleaned up yard / landscaping, removed all trash
