House hack to jump start

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $182,000
Cash invested: $10,000
Sale price: $276,000

Purchased as primary. Rented out 3 years later. Hoa changed rental restrictions so had to sell.

What made you interested in investing in this type of deal?

Nice safe area to live in. New build so low cap ex and future vacancy.

How did you find this deal and how did you negotiate it?

Real estate agent

How did you finance this deal?

Conventionional 3.5% down.

How did you add value to the deal?

New build so didn't have to. Maintained "new" like condition.

What was the outcome?

Sold and purchased another home to house hack.

Lessons learned? Challenges?

Nothing. I couldn't have predicted the HOA would change. If not for that I would still have the property. Great investment.
