[Calc Review] Help me analyze this deal

I'm not understanding how this deal is being calculated. This will be a MTR for me. Purchase with hard money and refi into a DSCR. Purchase price is $360K with 100% of the rehab covered in hard money loan. So total amount is 395K and 10.5% and 2 points to close. ARV is $525K
