Single-family residence fix & flip investment.

Purchase price: $210,000
Cash invested: $41,000

Hard money loan BRRRR property

How did you find this deal and how did you negotiate it?

It was a pre-forclosure where the owner needed to sell it or lose the house. I gave the owner an extra 10k on top of what she owed to help her out of her situation.

How did you finance this deal?

Hard Money Loan

How did you add value to the deal?

Full Rehab. The house was nearly destroyed.

What was the outcome?

BRRRR property I kept it and put a tenant in place.

Fund That Flip (Hard money lender) was very good to work with and made the whole buying process smooth and easy.
