[Calc Review] Help me analyze this deal

Posted

View report

*This link comes directly from our calculators, based on information input by the member who posted.   ---------Hello, this is my FIRST ever analysis. If someone has some free time and likes looking at these, I'd appreciate some feedback. I really am clueless about rehab costs, ARV, and searching for comps. Thank you. This is just practice. I am not looking to buy this property.  -Jen

@Jennifer Blanchard i am a conservative investor so I analyze at 8% or 1 vacancy per year. I only do a major paint every 3 to 5 years but if I have turnover before that time I do touchups and cleaning on the turnovers.
