My First small multi !! Help me analyze this deal

In addition to your advice on how I did, this will also be my first rehab and I welcome all tips and advice as well. 

Additional logistics the seller provided $11,500 towards the deal it is an FHA loan so it went to down payment and points. I only have to bring closing costs and the property appraised for more than my purchase price.

Also check with your lender on current rates. 5.8% seems low. If that is a rate available for 30 year mortgages, DM me your contact.
