Have been looking for an investment property to get into, most looking OOS. However, recently came across a listing that is 3hrs north of me in NorCal. Its 2 homes on 1 lot, each being 2br/1ba but obviously in need of work. Need some opinions on this. Running the numbers through the calc its looking very strong and even has BRRRR potential but being a newbie it also seems too good to be true given this is Northern California.
