Investment Info:

Small multi-family (2-4 units) buy & hold investment in Plainfield.

Purchase price: $105,000
Cash invested: $35,000

Purchased as a duplex 3/1 flats. Renting by the room.

Cash flow= $1700

What made you interested in investing in this type of deal?

Already was rented by the room and the cash flow intrigued me. I said...I'll figure it out!

How did you find this deal and how did you negotiate it?

Zillow and cold called the listing agent with dual representation. Offered 5k over asking.

How did you finance this deal?

25% down

How did you add value to the deal?

I'll slowly update this one but intend to make it an air bnb experience by the room.

What was the outcome?

Buy and hold
