Wholesale Deal Closed In Oceanside

Investment Info:

Single-family residence wholesale investment.

Purchase price: $600,000
Cash invested: $25,000
Sale price: $668,000

This was a wholesale deal I recently closed in Oceanside, Was able to lock this under contract for 600k

What made you interested in investing in this type of deal?

This neighborhood had no investor flips recently closed, I was able to get this one under contract and investor will have no issues on the resale with being the only investor remodeled home in the Neighborhood.

How did you find this deal and how did you negotiate it?

This was a pocket listing from agent, this deal had lots of competition and I had to come up higher with my offer or I potentially may have lost out.

How did you finance this deal?

This was a wholesale deal that i got undercontract. The only way I was able to secure this was with very good terms and a very fast close.

How did you add value to the deal?

This will be one the very first Investor Flips in the area, Once rehabbed this should bring a very good return.
