Investment opportunity

I am relatively new to real-estate investment and got the following two opportunities.

  1. Can you specify if my calculation approach is according to standard?
  2. Can you inform if these opportunities are profitable?
  3. What ratios should I consider ?

Opportunity 1 (based on full occupancy)

  • 8 unit apartment complex
  • Monthly rent per unit is USD 800 per month
  • Apartments are in good condition
  • Purchase price (including taxes) USD 170,000
  • Loan payment for 10 years: USD 2,293

Opportunity 2 (based on full occupancy)

  • 10 unit apartment complex
  • Monthly rent per unit is USD 1,000 per month for two full size
  • Monthly rent per unit is USD 800 per month for eight studio type
  • Apartments are in good condition
  • Purchase price (including taxes) USD 515,000
  • Loan payment for 10 years: USD 6,247
