ARV 250k rehab 25k purchase 190k small multifamily: I would have to bring about 70k of my own money but it cash flows $700 per month. what loan product would you recommend because I want to put less then 70k.

You are missing too many details about the deal. I suggest you speak to a loan officer that offers all the following and formulate a game plan from there.
