Investment Info:

Single-family residence private money loan investment.

Purchase price: $410,000
Cash invested: $50,000

This was truly a partnering deal. We initially denied the loan due to how tight the projections were and a poor CMA from the investor's Realtor. The investor used our analysis and was able to get the purchase price down another $40K! Private money lenders are another set of eyes on deals that can help save investors money. Make sure you have a strong one in your network!

How did you add value to the deal?

Our deal analysis discovered some discrepancies in the ARV and PP. Once we shared this with the investor he was able to negotiate a $40K price reduction. This allowed us to approve the loan and the investor more room for profit
