The sponsor is as important as the underlying real estate and deal structure. If the sponsor is not a good operator the project is more likely to fail regardless of whether the opportunity is bought at a good basis, has good debt lined up etc.  How a sponsor handles difficult situations speaks more to their abilities than the home runs that are inevitable with the more deals and syndications you put together.  I don't believe there is an analysis tool that will judge a sponsor's character. If you are going to approach investing in a syndication strictly by reviewing a spreadsheet you are going to get burned.
