How did you add value to the deal?
A remodel. This remodel included all new plumbing, a complete bathroom gut, all new flooring, exposing the brick fireplace, all new appliances, paint inside and out, etc.

We did too much ourselves since the workers we had lined up backed out the night before closing. This made it take too long.
