Investment Info:

Townhouse buy & hold investment.

Purchase price: $63,000
Cash invested: $70,000
Sale price: $215,000

What made you interested in investing in this type of deal?

In the blood. Bought 1st house when I was 19 and never looked back

How did you find this deal and how did you negotiate it?

They deal came to me. Someone found us on our YouTube channel and the rest was history.

How did you finance this deal?

This was a cash buy. But we us cash, hard money, or investor cash.

How did you add value to the deal?

Added another bedroom and a full bathroom with a full renovation.

What was the outcome?

Value add with a net gain of over $90k . So it was a win.

Lessons learned? Challenges?

Get rental license prior to completion. I lost 1 months waiting for my renter.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not on this one, but we often do.
