Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $182,250
Cash invested: $73,000

- Residential area that is close to University of Rochester

- Spent $20K in renovation of the aged unit and increased the rent from $750 to $1,450.  The other unit was rented for $1,300. Currently yielding monthly cash flow of $1,250 ($900 after all projected vacancy & maintenance budget).
