Attached ADU appraisal in bay area

Can anyone provide insights on how attached ADU's are appraised in San Jose/bay area? Considering to add a 264sq feet attached studio for rental with its own entrance.

@Janani Rangaraj I am based in San Jose, and I would agree with @Robin Simon. I have 2 clients recently who bought houses with ADUs (one detached in Milpitas, one attached in Redwood City). Appraisers simply take the square footage approach and don't seem to care about the extra kitchen and other amenities. If it's a detached ADU, it would come even lower. I would say that ADU appraisal typically comes back lower than what you would expect.
