 Hi @Jaycee Greene, thanks for the question! In 2018 I bought the property for $55,000. It needed maybe $20,000 initially for a roof and windows. ARV back then was just over $100,000, and I was getting $900 for rent. Those rent crept up to about $1300 over the years. Last year I furnished and switched strategies to to rental and all the rents are $2000 per month. I had it appraised in in the summer last year, which came to $165,000.
