Other buy & hold investment.

Purchase price: $940,000
Cash invested: $250,000

I purchased a Self-Storage Facility. This facility has 144 Units and a 3400sqft shop house on the property. Monthly Rent Roll is right at $11,000.00.

What made you interested in investing in this type of deal?

The price of the investment and the return on capital is AMAZING!!! No more Tenants and Toilets!

How did you find this deal and how did you negotiate it?

I found this deal listed for sale on LoopNet. Since I am a Real Estate Broker I was able to negotiate the contract and purchase it less than asking price.

How did you add value to the deal?

I renovated the shop house and rented it out. I also pressure washed the exterior of the units and raised rents to market rent.

Lessons learned? Challenges?

Having a great self-storage facility software for online management is key!!
