Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $305,000
Cash invested: $85,000

Gross Rent: $3,400
PITI: $2,270
PM fee: $340
Basic heat (on boiler but tenants have baseboard electric heating they pay for): $250/m
Trash: $164
Water: billed quarterly and charged back to tenants
Cash Flow: $376
I do not include capex in my analysis. I am of the mindset of if it breaks even or cashflow's just a little bit, then I am willing to make the investment. I am playing the appreciation game and will hold my properties for as long as possible.

How did you add value to the deal?

renovated two units and increased rents from $610 to $850 per unit
