4 plex deal Analysis help

Fairly new investor here, was hoping a more experienced one could take a few minutes and go over numbers with me. Currently own 1 single family home that i paid cash for and have rented. Looking at three 4plexes that are for sale in my area but having a hard time knowing what I should offer on them. Asking price is 135k each for all 3. My Realtor got me what I'm assuming is the yearly P&L breakdown on the properties and it's looking like profits are 4,800/5,880/5,800 yearly after all expenses.

Low end 2-1 is around $600/ high $1200. 1-1 low $500/ high $750 from what I've seen lately 

@Lawrence Duhon As long as you don't have to do more than $60k in rehab for each property AND you can get $900 and $625 in rent, I think this is a slam dunk deal.
