House hack locally or buy investment properties out of state.

Hello. the area where I live (northern VA) isn't the best for multifamily / rentals.

Would it be a better idea to take the money I have and use it as a downpayment for a house hack in Northern VA or invest out of state in rentals or multifamily?

@Rohan Saxena when you invest out of state you increase both your costs and your risks. 

I would house hack in NOVA. That is what my wife did. And we just sold her old house to our former tenants who are now house hacking. 

I am not saying you can't or shouldn't invest out of state just recognize the negatives of doing so.
