Single-family residence buy & hold investment.

Purchase price: $176,950
Cash invested: $176,950

Rented since 2008 from $1650 - $2000 per month

What made you interested in investing in this type of deal?

Originally an owner occupied for about 7 years then rented since about 2008

How did you find this deal and how did you negotiate it?

MLS standard real estate purchase

How did you finance this deal?

VA Loan

How did you add value to the deal?

Renovations: New floors, paint and appliances. Yard improvements: New grass and sprinkler system, and flower garden areas.

What was the outcome?

Eventually rented after purchasing another property

Lessons learned? Challenges?

Original owner covered up a few issues that we had to deal with. Always thoroughly inspect any potential issues.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes I did work with an agent but wouldn't necessarily recommend.
