Renting whole house or as two units ?

I am closing on a 2000 sqft house in Seattle (Beacon Hill). First floor (1000 sqft) is finished - basement (daylight) is unfinished with a separate entrance. I am planning to keep the house as a rental. Should I spend the extra $$$ to finish the basement as a separate unit (AADU) and rent as 2 units or just add a few bedrooms/bathrooms and rent the whole house ? I am planning to hold long term. Although I will cash flow better with 2 units (+$1000), there is the significant additional cost to make the basement a permitted AADU and there is also the prospect of a smaller pool of buyers if I sell in the future. Any advice appreciated!
