Hello BP family! Looking for some inputs and advice for this potential duplex deal. The way I structured the purchase is conventional loan, 20% down. Home is fully occupied at the moment. 

Asking price $265,293

Purchase price (offer price) $259,900, 20% down payment

Monthly rent $2000, $1000 per unit. Although market rents are more like $1400-$1500 per unit with a refreshed home. 

Net monthly cashflow $300

Feel free to provide any feedback, thank you! I would love to hear what your advice is for buying tenant occupied real estate. Does tenants benefit your DTI ratio for loans ? Property could be found on Zillow.
