[Calc Review] Insane Asking Price or Am I Missing Something?

So this property popped up on Zillow as a quote "income producing property". The asking price of $1,325,000 is over $100k/acre for land outside Houston away from major freeways. Houston County Record shows purchased in 2001 for $65,000 then incorporated in 2022.

I can not see anyway this is an income producing property unless price is half the listing. What am I missing?
