10% Rule Question!!

Has anyone watched this video on the 10% Rule?  Starting at time 3:57, he describes the rule, which actually makes a lot of sense!!  However, for the example he uses, he states he found a property for $270K (time 9:55), and he put in $15K, so that equals $285K.  He then states he receives $2850 in rent (which ironically meets the1% rule). I have not been able to find ANY PROPERTIES that cost only $285K where you can get $2850 in rent, not a chance. Any thoughts on what market this could be?
