Estimating ARV software programs

Hello,

I am looking to do remote flips out of state and wondering which software program does investors using such as pop stream or batchleads or anything else is good in estimating accurate ARVs quickly to make an offer?

No tool is perfect; they're most useful for quick initial underwriting before you dig deeper into comps and local market data. You could try looking into these: (1) HouseCanary/CanaryAI is a more advanced valuation/AVM tool, great if you want deeper automated valuation models and condition-adjusted comps for ARVs. (2) DealCheck for quick analyses: you can drop in a property, pull comps, get ARV estimates, rental/rent-up values, and estimate profit margins super fast. (3) Backflip offers free ARV and comp results.

Most seasoned investors don't rely on one tool alone. They'll use something like PropStream or DealCheck for comps and ARV, then double‑check with local MLS data or even talk to local agents/appraisers before making an offer. It saves a lot of guesswork when you're doing deals remotely.
