Cash Purchase - Cash out Refi?

In Sept 2025, I used the settlements from a divorce to purchase a 3/2 SFH with the plan of turning it into a rental in the near future. I'm currently working on doing a cash-out refi, but not sure if a cash-out is the best use of my current resources. I'm currently using the property as my primary residence.

Purchase: $239k

Appraised Value: $260k

Median Expected Rental: $1950/mo

Taxes: $230/mo

Hazard Ins: $250/mo

REFI Consideration:

Refi: $195k

Closing Costs: $8500

Interest: 6.15%

Points: 1

Cash at Closing: $187k

Additional info: Currently have $100k+ in reserves right now.
