Time to explore Dover, NH Multifamily properties!

Duplex sold in 2025 for mid $500’s

3 bed/ 1 bath units; approx 2000 sqft 

Well maintained/good shape 

Price per unit is approx $270k/unit and $260/sqft 

Higher than what we’ve evaluated out of Exeter, but this is also 3 bedrooms each unit. 

Let’s look at this from another owner occupant standpoint and let’s throw in a variable that you are a single person who will be renting out the rooms in your own unit as well. 

PITI payment + energy costs/maintanance+repairs equates to roughly $5k/mo. Now time to get the unit ready for rent…. From what the Dover market is showing, a nice standard 3 bedroom apartment can go for about $2300. 

$2700/mo for you to pay. But we’re not done yet. We’re going to assume that you rent out the rooms as well. While not easy, it can be done. I recommend people looking to do it to post on Facebook groups. It’s an affordable option for many people so if you can manage roommates, it can be financially beneficial. We’re going to say a room in Dover will go for $700. Total cost of living(with roommates of course) is $1300/mo. Not too bad in the Dover market
