STR shopping and analysis

We are beginning the process of buying an STR for the purpose of establishing REPS in 2026. Our goal is to buy a house that we can legally STR in the greater PHX area. We own an LTR in PHX, and so we want our first STR purchase to be there bc we know the area and market well. We will likely convert the STR to MTR (buy and hold for long term) in second year so we need a market that is optimized for MTRs for long term buy and hold benefits. Any advice on good neighborhoods for MTRs that are STR legal?
