Three Family sold in Dover in 2025 for low $700’s
2 bedroom, 1 bedroom, and a studio
Units are decent in condition; can definitely be cosmetically upgraded
240k/unit and approx $330/sqft
This is interesting. The last property I analyzed, I had a higher unit price + lower price per sqft, but in this case it’s the opposite. I think the price per unit shows a more accurate representation of what units trade for in the Dover market. How do you guys view the differences in unit and sqft price?
Lets evaluate this as an investment property to see what makes sense:
Based on condition, the rental amount I’m estimating is 2k, 1500, and 1200=$4700. Putting 25% down on this investment property would come out to negative cash flow, as total debt payment + operating expenses put it in the ballpark of $5500/mo. In order to generate positive cash flow, the purchase price would have to be in $500’s. This to me seems to be best utilized as an owner occupant.
