SFH on A Busy Road

Dean Littlefield
Posted

Hey there! I'm looking for advice on purchasing a home on a busy road. Obviously there are some drawbacks to this but how much does it really affect the resale value, rents, etc.? I'd be rehabbing the house quit a bit so I can add features that help mitigate some of the downsides like impact windows and prioritizing the alley access entrance. Thanks for the advice in advance!

Busy roads usually mean a smaller buyer pool, longer days on market, and resale values often 5 to 15 percent lower than comparable homes on quieter streets. Rents are affected less than resale.

However, the upside is you typically buy at a discount. If the numbers still work assuming a modest resale penalty and you add smart mitigation like you mentioned, you can reduce the downside.
