A good thing about keeping the duplex for a long time, the other side can greatly pay off or make the living expenses for him offset. As the other side pays for the costs of ownership, you can slowly build up equity over the long run while getting some other benefits as well. If you are looking to buy more in the future, then having him in next door can skew some of the return numbers.

There are some currently on market that are within the $150k price range, but only up to 12 at or under $200k.. They usually go pretty quick once they go on market.

Great way to do it. A small multifamily can work really well for situations like that.

A lot of people actually start exactly that way with duplexes or triplexes since you can still get residential financing and it’s a manageable way to get into investing. Thats how I did! Bought a duplex and lived in one side.

The only thing I’d probably keep in mind is just making sure the numbers still work, even if one unit is rented below market (since your dad will be there). But overall it sounds like a really thoughtful plan.
