Robert, start with the basics like using sites like Zillow, Redfin and LoopNet to find small multifamily deals. Also connect with a local investor-friendly agent and join your local REIA to find off-market opportunities. Most importantly, focus on learning how to analyze deals and financing first as that is what will determine if it is a good investment.
