What made you interested in investing in this type of deal?

mostly a cosmetic fixer, good rental demand area, and possibility for appreciation long term

This is great @Kyle N.! One thing I’d really focus on now is pushing rents to true market as units turn over. Also keep an eye on your operating expenses early on, tracking them in the first year will give you a much clearer picture of your real returns.
