Couple of metrics jump right out:
1) Insurance for $20/month => $240 annually?
- How do you even get that on a primary, much less a rental with proper landlord coverage?
2) PM Fee 4%
- What company is going to handle a SFR for only 4% - or is this NOT full-service management?
3) Lease Term
- Great job on renting in December, but avoiding the worst time of the year for a vacancy by having the lease end in April, 2027!
