Investment Info:

Single-family residence fix & flip investment in Mufreesboro, TN.

Purchase price: $256,155
Cash invested: $82,418
Sale price: $360,000

My first flip. Off-market deal. 1321 sq ft. Mostly cosmetic, kitchen rehab, new appliance, rebuilt deck, landscaping, some electrical work. New lighting throughout.

What made you interested in investing in this type of deal?

To learn rehab process and complete my first real estate deal.

How did you find this deal and how did you negotiate it?

This was found via my realtor as an off-market deal. I negotiated it based on the condition of the house. Older person who could no longer take care of it. Had pets and was in bad shape.

How did you finance this deal?

HELOC on my personal home.

How did you add value to the deal?

intense cleanup of the property, repainting throughout, kitchen remodel, outdoor remodeling (new deck, new landscaping, yard work). Lots of electrical work.

What was the outcome?

A couple bought it for their aging parents to relocate. I was able to get almost asking price for it. Small negotiation in a tough market, but the property is at a pricepoint and condition that I knew it would sell.

Lessons learned? Challenges?

Lessons learned:

1. Don't do so much work yourself. At one point, this project ran me, instead of the other way around. Hire professionals to get it done quicker.
2. Trust your instincts. I learned that mine aren't bad.
3. Challenge in finding professionals who show up, stand by their estimates, and do quality work. I had to let go of at least one team.
