Section 8 Underwriting

Callum Mathieson
Posted

I've been starting to invest in to Section 8 deals remotely from the UK and the single biggest hurdle has got to be the amount of time it takes to underwrite potential deals.

I'm curious to know what tools or methods other investors are using to speed this process along a bit, I've got my own that I use but I'm just trying to learn how everyone else does it and see if I can improve my process.

Any suggestions or help is appreciated.

Thanks in advance.

@Callum Mathieson not sure what market you are in, but at least in my market its like a calculous equation to figure out what CMHA will be giving as the final rent payment once they deduct everything off the initial voucher amount.  If you are talking about underwriting for a tenant that is section 8 and already in place that is a bit simpler, but again I've not found a replacement or "faster" process than just digging into the section 8 guidelines or even going to the office in person to figure out what the "future" rent could be if a rent raise was requested.
