Nashville foreclosure at 17% below assessed — scoring the deal

Pulled this from my daily monitoring of Nashville foreclosure listings:

3871 Whites Creek Pike, Nashville, TN 37207

- Asking: $395,000- Tax assessed: $475,900 (17% discount)

- Suggested offer: $330,000- ARV estimate: $475,000

- Strategy: Flip

77 days on market with a price reduction. Foreclosure source adds motivation. The 37207 zip has been appreciating, but there's a variance block to block.

I scored this a 5/10 — investable but not a slam dunk. 

The discount is real, but not deep enough to absorb a major rehab surprise. Would need to verify the condition before making a move.

What's your minimum discount-to-ARV threshold for flips in Nashville right now? I've been using 25%, but curious what others target.
