Investment Info:

Single-family residence fix & flip investment.

Purchase price: $20,000
Cash invested: $5,000
Sale price: $37,000

Great clean and Clear. Would 10/10 do this again. new electric panel, driveway (gravel) removed tree and listed it after a quick cleanout.

What made you interested in investing in this type of deal?

Cash, double home purchase allowed better negotiation on purchase price

How did you find this deal and how did you negotiate it?

on MLS, I am a Realtor. Asked 30k, we paid 20k

How did you finance this deal?

Cash .

How did you add value to the deal?

We replaced the electrical panel, Cleaned it out, removed a tree, and relaid a gravel driveway and installed used appliances.

What was the outcome?

Low effort. We visited the house less than 10 times. total hours about 20-30.

Lessons learned? Challenges?

good quick turnaround, exterior and hvac challenged told us this would not be a profitable flip for us.

Utilized a clean and clear strategy to relist for another investor to purchase.

Miriam Moss, I am also a licensed Realtor in TN. I did not utilize any lenders but I have used Catalyst funding (Private Money ) and 901, Mortgage both affiliated with 901, Realtors.
