Quick Denver TH Fix and Flip

Investment Info:

Townhouse fix & flip investment.

Purchase price: $255,000
Cash invested: $20,000
Sale price: $344,000

This was an off market townhouse that needed some minor cosmetic work that I performed myself. I generally do larger projects that I manage with my team and selected subs and vendors. However this was a quick and easy one that I didn't want to pass on.

What made you interested in investing in this type of deal?

Comps were strong, price was right and it was an easy in and out quick flip with good upside, especially since I performed the work personally.

Brought to me by one of the wholesale agents in my network

Personal funds and hard money lender

How did you add value to the deal?

This was a simple and straightforward "lipstick on a pig" deal. Required a junk haul away with fresh paint, flooring, carpet, fixtures and tile.

What was the outcome?

Good ROI
