Managing properties gets messy fast once you scale. What I’ve seen is the real issue isn’t the units—it’s the system behind them. Rent tracking in spreadsheets, tenant messages everywhere, maintenance requests getting lost. I’ve been focusing on centralizing everything into one workflow to reduce manual work and missed tasks. Curious—what part of your system breaks first as you grow?

What made you interested in investing in this type of deal?

I’m interested in this type of deal because it shows how important having a good system is as you grow. Once you handle more units, things can get messy fast. I like opportunities where improving how everything is managed can make operations smoother and easier to scale.

How did you find this deal and how did you negotiate it?

I found this through property listings and by staying active in investor communities. For negotiation, I focused on the numbers and the operational side—looking at where things could be improved and using that to guide the discussion toward a reasonable agreement.

How did you add value to the deal?

I added value by improving the system behind the operations. Common issues like scattered tenant communication, manual rent tracking, and missed maintenance requests were streamlined into one platform using YVOOA.
