My 2nd investment

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $228,000
Cash invested: $4,000

Single-family home six minutes from the main University campus. This area of Norman is up-and-coming.

What made you interested in investing in this type of deal?

My BA backed loans and rate with rental comps for the area were promising and it was brand new.

How did you find this deal and how did you negotiate it?

My all star agent Alyxus Nerio found it for me. I haggled and got my rate through the builder at 4.125%.

How did you finance this deal?

100%

How did you add value to the deal?

I added a few shelves and re-painted the interior

What was the outcome?

I got a great property with high castle potential

Lessons learned? Challenges?

Don’t trust all new builds to to be built to perfection and keep an open eye. It’s warrantied but an unnecessary head ache.
