Investment Info:

Single-family residence fix & flip investment in Uniontown.

Purchase price: $92,000
Cash invested: $67,000
Sale price: $221,000

Another off-market find where the sellers had lived in the property for 40+ years and had accumulated a lot of things. The property received a full interior renovation, exterior paint, a wood deck, a sewer line replacement, and some foundation work. I enjoy refreshing a dull spot in the community into a shiny home someone is proud to live in!

How did you find this deal and how did you negotiate it?

A business partner who specializes in assisting the elderly to downsize helped me make the connection.

How did you finance this deal?

Cash

How did you add value to the deal?

Converted a den into the 4th bedroom by adding a closet to a logical place in the room. Modernized everything inside the home, including all new appliances.

What was the outcome?

A very happy buyer was able to finance the purchase and have a safe and comfortable place to live for many years.
