First time real estate investor

Hi everyone. Excited to be part of this community. I am an out of state first time investor located in Boston, MA. I am looking to buy in Toledo Ohio. I am in the process of evaluating a deal. It's 159k for 4 bed and 2 bath in 43612. I am trying to gauge if this is a good investment. Please share any insights or advice on how to decide on my first property. Any advice is appreciated. Thank you.

 What Class is the Neighborhood?

A 4-bed in a Class C Neighborhood will attract S8 tenants that often cause a lot of damage:(
